La
Costa Golf Course Condominiums offer the best location and quality
design. We are located in the Los Cabos area of Mexico at the tip of the
Baja Peninsula. Specifically, San Jose del Cabo. The La Costa project is being
carefully developed in three phases,
with phases 2 and 3 well underway. La Costa was planned around the golf course
and every condo faces the fairways and greens.
Every incredible thing you've heard about Los Cabos is true. Perfect weather,
endless beaches, championship oceanfront golf, the world's finest salt water
sport fishing, exciting water and land sports, fine dining, eclectic shopping
and sizzling nightlife—all in a safe secure environment
with few crowds. And, our warm hospitality makes us one of the friendliest places
on earth! Los Cabos is one of the most desirable vacation destinations on earth.
A place to escape your routine and indulge in a new way of living. Wake to sunrises
so alive you’ll actually stop to watch the day unfold before hitting the
greens, the cruiser, the beach, shopping, or that hammock you’ve been
wanting to try. In the evening, dine under a canopy of stars so bright they’ll
leave you breathless.
Yes it is entirely possible to purchase and own real
estate in Mexico. The Los Cabos area has been in a real estate boom for over
five years now and thousands of "foreigners" have purchased real estate
in this incredible destination. At La Costa we avail you of all the information
regarding ownership. One term you will hear quite frequently is fideicomiso (pronounced "feed-eh-co-mee-so")
so we have included information on it for you to read.
Condos Starting at $231,000 for our one and two bedrooms
In addition to our quality of design and location the pricing at La Costa
truly separates us from "the others".
Fideicomiso or Bank Trust
Any foreigner or Mexican National can constitute a Fideicomiso (the equivalent
to an American beneficial trust) through a Mexican bank in order to purchase
real estate anywhere in Mexico, including the Restricted Zone. To do so, the
buyer requests a Mexican bank of his/her choice to act as a trustee on his/her
behalf, The bank, as a matter of normal course, obtains the permit from the Ministry
of Foreign Affairs to acquire the chosen property in trust.
The Fideicomiso can be established for a maximum term
of 50 years and can be renewed in increments of 50 years. During these
periods you have the right to transfer the title to any other party, including
a member of your family. The bank becomes the legal owner of the property
for the exclusive use of the buyer/beneficiary who has all the benefits of
a direct owner, including the possibility of leasing or transferring his/her
rights to the property to a third party or to a pre-appointed heir, rent,
lease or sell at any time. During this period, the foreigner is considered
as a Mexican National. The trustee is responsible to the buyer beneficiary to
ensure precise fulfillment of the trust, according to Mexican Law, assuming full
technical, legal and administrative supervision in order to protect the interests
of the buyer/beneficiary. Fideicomisos are not held by the trustee as an asset
of the bank. For practical purposes, even in unrestricted zones many foreigners
and Mexican Nationals, for that matter, prefer to hold their property under a
Fideicomiso.
